Why Isn’t My House Selling? Avoiding an Expensive Marketplace Education

Your house is on the market.

A week goes by.

Then two.

Then a month.

You’ve had some showings. Maybe quite a few people have looked at the listing online. Perhaps a few buyers even seemed interested.

But there’s one problem.

Nobody is making an offer.

At this point, a seller will sometimes say:

“I just need the right buyer.”

Maybe.

But there is another possibility.

The market may already be trying to tell you something.

I have a name for this process.

The Marketplace Education

Sometimes sellers receive what I call a Marketplace Education .

Unfortunately, the tuition can be more expensive than a semester at Harvard.

Here’s how it usually works.

A seller believes their home is worth a certain amount. Maybe a neighbor sold for that price. Maybe they added up everything they’ve spent remodeling the property. Maybe Zillow gave them a number they liked. Maybe they simply know what they need to walk away with.

So the home gets listed at that price.

The market responds.

Or, perhaps more accurately, the market doesn’t respond.

The listing sits.

Eventually the seller reduces the price.

Then perhaps reduces it again.

By the time the price reaches the point where buyers become interested, the property may have been sitting on the market for months.

And now buyers begin asking another question:

“What’s wrong with it?”

Nothing may be wrong with the house at all.

It may simply have started at the wrong price.

The Market Has Changed

This is especially important in the 2026 real estate market.

Across the Northwest MLS service area, active listings at the end of July were up 19.8% compared with July 2025 , giving buyers more than 4,100 additional homes to choose from.

At the same time, pending sales were down 7.2% year over year .

That creates a very different environment for sellers.

Buyers have more choices.

And when buyers have more choices, they become more selective.

A few years ago, a buyer might have looked at a house and thought:

“I don’t love it, but there’s nothing else available.”

Today, that same buyer may have five, ten or twenty other homes to consider.

That means sellers have to compete.

Your Competition Determines Your Value

One of the hardest conversations in real estate sometimes involves telling a seller this:

Your home isn’t worth what you need it to be worth.

It also isn’t necessarily worth what you spent improving it.

And it isn’t worth what your neighbor thinks it’s worth.

The market ultimately determines value.

Think about it from the buyer’s perspective.

Imagine your home is listed for $500,000.

A buyer looks at yours and then looks at another home for $475,000 that has a newer roof, an updated kitchen and a larger shop.

Then they find another property for $485,000 with five acres instead of two.

Then another at $495,000 with a better view.

Suddenly, the question isn't:

“Is your house nice?”

It probably is.

The question becomes:

“Is your house the best value available for the money?”

That's a very different question.

Buyers Shop by Comparison

Sellers understandably look at their house emotionally.

They remember raising their children there.

They remember building the deck.

They remember planting the orchard.

They remember spending $30,000 remodeling the kitchen.

Buyers don't have those memories.

They're shopping.

And shoppers compare.

They look at your property.

Then they look at another one.

Then another.

Eventually they decide which property gives them the most for their money.

That is why one of the most important things we do when pricing a home is look closely at the competition.

Not just what sold six months ago.

What can a buyer purchase today instead of your property?

The First Few Weeks Matter

A new listing has something very valuable.

Attention.

When a property first hits the market, buyers who have been watching for homes in that price range see it immediately.

Agents notice it.

Saved searches send alerts.

People click.

People share it.

People talk about it.

That initial burst of attention is valuable.

But it doesn't last forever.

If the property is overpriced during that period, some of your best potential buyers may see it and immediately dismiss it.

Then three months later you finally reduce the price to where it should have been in the beginning.

Unfortunately, some of those buyers have already purchased something else.

You don't get that first week back.

“We Can Always Start High and Come Down”

This is one of the most common pricing strategies I hear.

“Let's just start high. We can always lower it later.”

Technically, that's true.

But there can be a cost.

Suppose the home should realistically sell around $450,000.

The seller decides to try $500,000.

Buyers reject it.

After a month, the seller drops to $485,000.

Nothing.

Later, $469,000.

Still little activity.

Eventually the price reaches $450,000.

But now the property has been sitting on the market for months.

A buyer sees the listing history and thinks:

“They've already dropped the price three times. Maybe they'll go lower.”

Instead of offering $450,000, they offer $425,000.

That's the Marketplace Education.

And tuition just got expensive.

Sometimes an aggressively overpriced home can ultimately bring less than it might have brought if it had been priced correctly when it first hit the market.

Price Isn't Always the Problem

Now, I don't want to give the impression that every home that sits is overpriced.

There can be other issues.

Presentation

A cluttered, dirty or poorly maintained property can turn buyers away before they ever appreciate its strengths.

You don't necessarily need to remodel the entire house.

But clean matters.

Light matters.

Odors matter.

Curb appeal matters.

And first impressions definitely matter.

Photography

Today, the first showing usually doesn't happen at your house.

It happens on a phone.

If the photographs are dark, crooked, cluttered or uninteresting, buyers may never schedule an appointment.

Good real estate photography isn't about making a property look like something it isn't.

It's about showing the property at its best.

Marketing

Putting a property into the MLS is important.

But that shouldn't necessarily be the end of the marketing effort.

Depending upon the property, buyers may be reached through social media, video, targeted advertising, real estate websites and direct marketing to other agents.

The more unusual the property, the more important good marketing can become.

A three-bedroom home in town may have a large pool of buyers.

A 40-acre horse property with a shop, barn, well and timber is looking for a much more specific buyer.

You have to find them.

Condition

When inventory is extremely low, buyers will sometimes overlook things they normally wouldn't.

Deferred maintenance.

Old flooring.

A tired roof.

Bad paint.

An unfinished project.

But as inventory increases, those things matter more because the buyer has alternatives.

What About Price Reductions?

Some sellers hate reducing their price.

They feel like they've lost.

But a price reduction isn't necessarily a failure.

Sometimes it is simply information.

The market has spoken, and we are adjusting.

The mistake isn't necessarily reducing the price.

The bigger mistake can be refusing to listen to the market.

If we're getting lots of online views but few showings, price may be keeping people from coming through the door.

If we're getting showings but no offers, buyers may like the property but believe they can get more somewhere else.

If nobody is looking at all, we need to ask some serious questions about price, presentation and marketing.

Every one of those situations gives us information.

Homes Are Still Selling

It is important to remember that this is not a dead real estate market.

In July 2026, Northwest MLS reported 6,649 closed residential and condominium sales across its service area.

That's thousands of buyers and sellers who managed to find each other and complete a transaction.

The market is working.

But it is requiring more from sellers.

The days when you could put almost anything on the market at almost any price and expect a bidding war are gone, at least for now.

Today, sellers need to compete.

Three Things Matter More Than Ever

If I were reducing successful selling in today's market to three things, they would be:

1. Price It Right

Don't price according to emotion.

Don't price according to what you need.

And don't automatically price according to what somebody sold for two years ago.

Price according to the market you're entering today .

2. Present It Well

Make the property easy for a buyer to fall in love with.

Clean it.

Declutter it.

Fix the obvious problems.

Improve the first impression.

Show buyers why your property deserves their attention.

3. Market It Aggressively

Great properties don't sell themselves.

At least not always.

The goal is to expose the property to as many appropriate buyers as possible and give them a reason to take the next step.

Sometimes the Market Is the Best Teacher

I've been in real estate long enough to know that sellers don't always like what their agent tells them.

I understand that.

It's your property.

It's your money.

And often it's one of the largest financial assets you own.

But the market doesn't care about our feelings.

It simply responds.

Buyers either come through the door or they don't.

They either write offers or they don't.

They either see value or they choose something else.

That's why I would much rather help a seller understand the market before they pay for an expensive Marketplace Education.

Because tuition can be painful.

And unlike Harvard, the market doesn't even give you a diploma.

Thinking About Selling?

What’s Happening to the Real Estate Market? Should You Buy, Sell, or Wait?

Is this a great time to buy a house, or a terrible time?

When are interest rates finally going to come down?

Those are questions we hear all the time right now.

Some sellers are saying:

“I think I’ll wait until interest rates come down before I list my home.”

Meanwhile, some buyers are saying:

“I’m just going to sit this one out. I’ll buy after the market crashes, or at least after interest rates get a lot lower.”

At first glance, both positions sound reasonable.

But there are a few things worth thinking about before deciding to sit on the sidelines.

Is the Real Estate Market Going to Crash Like 2008?

People have been predicting another 2008-style housing crash for quite a while. It hasn’t happened.

And while none of us has a crystal ball, there are some very important differences between today's housing market and the conditions that led up to 2008. Before the 2008 crash, there was a tremendous amount of cheap money available, and builders had constructed huge numbers of homes. In many areas, there was simply too much inventory.

Then there was the lending problem.

A lot of buyers were placed into adjustable-rate and other risky mortgages with attractive introductory payments. Those low payments made homes appear affordable, at least temporarily.

Then the introductory period ended.

Payments increased dramatically, and many homeowners suddenly discovered they could no longer afford the house they had purchased.

Eventually, all the chickens came home to roost at about the same time.

Foreclosures soared. Homes flooded the market. Builders already had unsold inventory sitting vacant, and there weren't enough qualified buyers to absorb it all.

Prices fell dramatically in many areas.

Today's Market Is Different

We certainly have more inventory today than we had during the incredibly tight housing markets of a few years ago.

In July 2026, Northwest MLS reported that the number of active listings across its service area was nearly 20% higher than a year earlier .

That's significant.

But more inventory doesn't automatically mean a crash.

In fact, more inventory can be good news for buyers.

It means you may have more properties to choose from, more time to make a thoughtful decision, and in certain situations more room to negotiate with a seller.

For sellers, however, it means pricing and marketing matter more.

You can no longer assume that simply putting a house on the market will produce a line of buyers at the front door.

The market is changing.

That isn't the same thing as the market collapsing.

“I'll Buy When Rates Get Back Under 4%”

I hear this one too.

“When mortgage rates get back down to 3% or 4%, then I'll buy.”

The trouble is, those extraordinarily low rates were not normal.

They came during unusual economic circumstances and monetary policies that helped drive borrowing costs to historic lows.

As of August 2026, the average 30-year fixed mortgage rate reported by Freddie Mac is in the mid-6% range.

Could rates come down?

Absolutely.

Could they go back up?

Absolutely.

Could we see 4% again someday?

Certainly.

But planning your life around the assumption that 3% or 4% mortgage rates are coming back soon may not be much of a plan.

So perhaps the better question is:

What exactly are you waiting for?

What Happens If Rates Do Drop?

Here's another part of the equation that buyers sometimes overlook.

Suppose mortgage rates do drop substantially.

You're probably not going to be the only person who notices.

Thousands of other buyers who have also been sitting on the sidelines may suddenly decide:

“Now is the time!”

And what happens when more buyers start chasing the same houses?

Competition increases.

Prices can increase.

Multiple offers can return.

Seller concessions can disappear.

That house you're able to negotiate on today may cost considerably more when rates finally reach the number you've been waiting for.

The interest rate is important.

But the interest rate is only one part of the transaction.

You also have to consider:

· Purchase price

· Available inventory

· Competition from other buyers

· Seller motivation

· Your down payment

· Your monthly payment

· Your financial stability

· How long you intend to own the property

Sometimes the lowest interest rate doesn't produce the best buying opportunity.

What About Sellers? Should You Wait?

Sellers sometimes use the opposite argument.

“I'll wait until rates come down. Then there will be more buyers.”

There may be.

But remember, there may also be more sellers.

If thousands of homeowners are waiting for the same signal you are, improved conditions could bring additional inventory onto the market right along with those additional buyers.

And meanwhile, something else keeps happening.

Life.

I Don't Have a Crystal Ball, But Some Things Never Change

Do I know exactly where the real estate market will be six months from now?

No.

A year from now?

No.

But there are some factors in real estate that never seem to disappear.

Interest rates change.

Markets change.

Prices change.

But people keep living their lives.

And life creates real estate transactions.

Aging

We get old.

I've helped quite a number of elderly people liquidate their property and move into assisted living.

It's tough.

Often, I help them sort through and get rid of years and years of belongings before they make the move.

Sometimes I even end up taking some of those belongings home myself, which may help explain the number of cats I now own!

Eventually, however, the house needs to be sold.

Another property enters the market.

Death, Divorce and Diapers

They may sound like an odd combination, but all three have something in common:

They change people's housing needs.

When someone passes away, it's often the children who are left to deal with everything.

The furniture.

The tools.

The boxes in the garage.

The things Mom and Dad saved for 40 or 50 years.

And eventually, the property itself.

Another home enters the market.

Then there's divorce.

One household becomes two.

The family home may need to be sold. One spouse may buy out the other. Or both may need to find somewhere else to live.

Nobody enters a marriage planning for that outcome, but when it happens, the real estate decision frequently can't wait until interest rates become more favorable.

And then there are diapers.

Well, not really the diapers.

Babies!

A young couple becomes a young family.

Suddenly that cute little two-bedroom house that seemed perfect three years ago feels about the size of a broom closet.

Maybe they remodel.

Maybe they add on.

Or maybe they sell and buy a larger home.

Once again, real estate moves.

Jobs

People change jobs.

A better job may mean a family can finally afford the house they've wanted.

Or a new job may require moving to another town, another state, or across the country.

Either way, somebody may be buying and somebody may be selling.

You Can Only Hold Your Breath for So Long

That's really the point of all this.

When the market gets difficult, people naturally think:

“I'm just not going to participate. I'll wait until conditions are better.”

And sometimes waiting really is the best decision.

But you can only hold your breath for so long.

Eventually someone retires.

Someone gets married.

Someone gets divorced.

A baby arrives.

A parent can no longer maintain the family home.

Someone gets a better job.

Someone loses a job.

Someone passes away.

Someone needs more room.

Someone needs less room.

Someone simply decides it's time for something different.

Life doesn't wait for mortgage rates to reach our favorite number.

And that's one reason I don't expect the real estate market to simply stop.

It may speed up.

It may slow down.

Prices may increase.

Prices may soften.

Interest rates will rise and fall.

But people will continue buying and selling property because life keeps happening.

So Is This a Good Time to Buy?

For some people, yes.

For others, no.

That's not much of a sales pitch, but it's the truth.

If buying a home today would stretch your finances beyond what you can comfortably afford, then buying simply because somebody tells you that “now is the time” would be foolish.

But if you can afford the payment, you find the right property, and you intend to stay for a reasonable period of time, today's slower market may offer opportunities you won't have when competition increases again.

There are more properties available.

Some sellers are motivated.

Some homes have been sitting on the market longer.

Depending on the property, there may be opportunities to negotiate price, repairs, closing costs or other concessions.

And there's something else worth remembering:

You may be able to refinance an interest rate later.

You can't go back five years from now and buy today's house at today's price.

Is This a Good Time to Sell?

Again, it depends upon your situation.

Homes are selling.

But buyers are more selective, and sellers need to be realistic.

In this kind of market, three things become especially important:

Price it right.

Present it well.

Market it aggressively.

A good property that's overpriced can sit.

A good property that's poorly presented can sit.

And a good property that nobody sees can definitely sit.

This is not necessarily a bad market.

It's simply a market that requires more thought and better execution.

Maybe We're Asking the Wrong Question

We tend to ask:

“Is this a good market or a bad market?”

Maybe that's the wrong question.

A better question might be:

“Does today's market allow me to accomplish what I need to accomplish?”

Because nobody rings a bell at the absolute bottom of the market and tells us it's time to buy.

Nobody rings another bell at the absolute top and tells us it's time to sell.

We usually recognize those moments only after they're gone.

So don't base one of life's biggest financial decisions entirely on predictions about what interest rates, home prices or the economy might do next year.

Look at the market we actually have.

Look at your circumstances.

Run the numbers.

Then make the decision that makes sense for your life .

Because markets come and go.

Life keeps happening.

Wildfire Season in Northeast Washington: Is Your Home and Homeowners Insurance Ready?

Wildfire has become a season in the American West

Wildfire has become a season in the American West.

Here in Northeast Washington, we have spent weeks this summer watching smoke columns, checking fire maps, following evacuation notices and wondering where the next fire might start.

And if there is one lesson recent fire seasons have taught us, it is this:

Wildfire risk is no longer just a rural property problem.

Years ago, conversations about wildfire and homeowners insurance often focused primarily on rural properties.

How far was the house from a fire station?

Was there a volunteer fire department nearby?

Could fire equipment reach the property?

Those things still matter.

But the insurance landscape has changed.

Today, insurance companies are looking much more carefully at wildfire exposure when evaluating homes. Whether you live several miles out in the country, in a subdivision, on the edge of town or practically next door to the fire hall, wildfire exposure is something homeowners need to take seriously.

Recent fires around the Spokane area have demonstrated something many of

us already suspected:

You do not have to live deep in the woods to be at risk.

Wildfire Can Start Almost Anywhere

One of the things this summer has demonstrated is just how many ways a

wildfire can begin.

We have seen or heard about fires associated with:

- Lightning

- Arson

- Electrical problems

- Escaped debris or garbage burning

- Vehicles and trailers creating sparks

- Farm equipment operating in dry fields

- Construction or mechanical equipment

- Campfires and recreational activity

- Other accidental human causes

Sometimes the ignition source is dramatic.

Sometimes it is incredibly ordinary.

A blown tire leaves a trailer running on a steel rim, throwing sparks.

Someone burns debris and loses control of the fire.

A piece of farm equipment operates in grass that is tinder dry.

A spark lands in the wrong place.

The wind comes up.

Suddenly, something that seemed insignificant becomes a major emergency.

That is why wildfire risk mitigation has become a serious homeownership

issue in 2026.

The question is no longer simply:

"Do I live in the woods?"

A better question is:

"If fire or wind-driven embers reach my property, what have I given them to burn?"

Start With the Area Immediately Around Your Home

One of the most important things homeowners can do is remove combustible material immediately around structures.

Walk around your house, garage, shop, barn and other buildings.

Then really look at what is sitting there.

Do you have leftover lumber from building your shop?

Wood pallets?

Cardboard?

Scrap construction materials?

Firewood?

Dry leaves or pine needles?

Plastic containers?

Old equipment?

Projects you have been meaning to deal with for years?

Get combustible material away from your structures.

If those leftover building materials are worth keeping, put them inside an

appropriate building or relocate them farther away.

If you no longer need them, get them off the property.

We all have things we consider useful or valuable because we might need

them someday.

But when wildfire is approaching, that pile of "valuable stuff" can suddenly look

very different.

It becomes fuel.

Clean Your Roof, Gutters, Decks and Corners

A wall of flame does not have to reach your house for your home to ignite.

Wind-driven embers can travel ahead of a wildfire and collect in exactly the

places homeowners tend to overlook.

Pay particular attention to:

-Roof valleys

- Gutters

- Decks

- Under decks

- Porches and steps

- Around foundations

- Corners where leaves and needles accumulate

- Fences or combustible materials attached to the house

Remove dry pine needles, leaves, grass and other combustible debris.

Also look carefully at vents and openings where embers could potentially

enter the structure.

Routine maintenance may seem insignificant when everything is green and

damp.

During wildfire season, it can matter enormously.

Rethink Trees, Brush and Landscaping

You do not have to turn your property into a moonscape.

But homeowners in Northeast Washington should think differently about vegetation surrounding their homes.

Wildfire-preparedness guidance generally considers several areas surrounding a structure.

The First 5 Feet

The home itself and approximately the first five feet around it deserve special attention.

Keep this area as free of combustible material as practical.

That means reconsidering:

- Shrubs directly against the house

- Firewood stacked alongside siding

- Bark and other combustible landscaping materials

- Dead vegetation

- Pine needles

- Wooden planters

- Other materials that could carry fire directly to the structure

Those cute shrubs beneath the windows may deserve another look.

So might that tree hanging over the roof.

Landscaping should be attractive.

It should not become a fuse leading directly to your home.

From About 5 to 30 Feet

The goal in this area is to reduce continuous vegetation that allows fire to travel toward the house.

Space trees and shrubs.

Remove dead vegetation.

Keep grasses maintained.

Prune lower limbs.

Break up continuous fuel paths.

From About 30 to 100 Feet and Beyond

Farther from the house, the objective is not necessarily to remove every tree.

It is to reduce the intensity of a fire as it approaches your buildings.

Thin overly dense vegetation.

Remove dead trees and brush.

Remove ladder fuels.

Prune lower branches.

Break up continuous fuels.

On steep ground or heavily forested properties, mitigation may need to extend beyond 100 feet depending on the terrain and vegetation.

Ladder Fuels Matter

A wildfire that stays on the ground is one thing.

A wildfire that climbs into the tree canopy becomes something very different.

Brush, young trees and low branches can act as ladder fuels, allowing fire to climb from grass and brush into mature trees.

Removing ladder fuels around structures and throughout forested portions of a property can help reduce that risk.

This can mean pruning lower tree limbs, thinning small trees, removing dead brush and breaking up dense vegetation.

Old Vehicles, Boats, Tires and "Someday Projects"

Country properties have a remarkable ability to accumulate projects.

Old pickups.

Cars.

Boats.

Trailers.

ATVs.

Farm equipment.

Parts vehicles.

Stacks of tires.

You may be planning to restore that old truck someday.

Wildfire does not care.

Vehicles contain fuel, oil, rubber, plastics and other combustible materials. Once they become involved in a fire, they can burn intensely.

Old tires are another common problem.

If you don't need them, get them off the property.

The same principle applies to scrap materials, unused equipment and abandoned projects.

If something truly has value, store it appropriately.

If it doesn't, wildfire season may be a very good reason to finally deal with it.

When fire is on the horizon, yesterday's "valuable project" can suddenly become today's liability.

Think About the Firefighters Who May Have to Defend Your Property

Wildfire mitigation is not only about protecting buildings.

It is also about protecting the firefighters who may someday be asked to defend them.

Think carefully about where you store:

- Propane cylinders

- Gasoline

- Diesel

- Welding gases

- Acetylene and oxygen cylinders

- Ammunition or reloading components

- Other flammable, pressurized or hazardous materials

Store these materials properly and follow applicable fire and building codes.

Then put yourself in the firefighters' boots for a moment.

Imagine standing alongside a burning shop without knowing there are propane bottles, compressed gas cylinders or other hazardous materials nearby.

Reducing those hazards may make your property safer for the people trying to save it.

Can a Fire Engine Reach Your House?

This is especially important on rural and semi-rural properties.

Look at your driveway from the perspective of someone driving a large fire engine.

Is it wide enough?

Are tree branches hanging over the roadway?

Are there sharp turns?

Can a large truck turn around?

Are gates easy to open?

Is your address clearly visible from the road?

Could firefighters find the correct driveway at night or through heavy smoke?

Emergency responders should not have to guess where you live or discover after reaching your home that there is no safe way to turn an engine around.

Good emergency access is part of wildfire preparedness.

Your Roof and Siding Matter

If your home has an older wood shake or wood shingle roof, wildfire risk is another reason to consider replacing it when the time comes.

Fire-resistant roofing choices can include Class A-rated asphalt shingles, metal, tile and other qualifying materials.

If you are building a home or completing a major remodel in Northeast Washington, consider wildfire resilience when choosing exterior materials.

Metal siding and fiber-cement siding can be part of a more fire-resistant exterior.

Look carefully at decks, fences, rooflines, vents and other exterior components as well.

A home is a system.

Wildfire protection is strongest when the roof, siding, vents, landscaping and

Own Forested Acreage? Washington DNR May Be Able to Help

If you own forested property, don't assume you have to figure all of this out yourself.

The Washington Department of Natural Resources offers assistance to eligible forestland owners who want to improve forest health and reduce wildfire risk.

Depending on the property and available programs, projects may include:

- Thinning overly dense stands

- Removing brush

- Pruning ladder fuels

- Creating fuel breaks

- Treating slash

- Improving forest health

- Developing forest-management plans

There may also be cost-share opportunities that help eligible landowners pay for some of this work.

Programs and funding change, so contact DNR directly before assuming that a particular project or reimbursement amount will qualify.

There are also contractors with specialized equipment that can masticate brush and smaller trees, turning some of that vegetation into mulch while reducing fuel loads.

For heavily forested properties, this kind of work can make an enormous difference.

Your Insurance Company May Be Looking at the Same Things

Kettle Falls History: The Town That Moved

Kettle Falls has a history unlike that of almost any other community in Washington.

Long before the present town existed, the falls on the Columbia River were an enormously important fishing, gathering and trading place for Indigenous peoples. The falls were known for their roaring or “noisy waters,” especially during the great salmon runs.

Fur traders, miners, ranchers, loggers and settlers eventually came to the region, and the original town of Kettle Falls was incorporated in 1891.

Then everything changed.

The construction of Grand Coulee Dam caused the waters of the Columbia River to rise, creating what is now Lake Roosevelt. The original falls and much of the town would soon be underwater, so homes and businesses were moved uphill and combined with the nearby community of Meyers Falls.

The original falls disappeared beneath the rising water in 1940, but the community survived.

That is why Kettle Falls is proudly known as:

The Grump—or Town Grouch—is an unofficial community position announced during the annual Town & Country Days celebration. Move here and, after you have lived here long enough, perhaps you can begin campaigning for the title yourself.

Competition may be fierce.

Kettle Falls is small enough that people still recognize one another, but large enough to provide many of the things residents need for daily life.

Forestry and wood-products manufacturing have long played an important role in the Kettle Falls economy.

Boise Cascade operates both lumber and plywood manufacturing facilities in Kettle Falls. Locals commonly refer to these as the upper and lower mills.

That has changed considerably.

Starlink is now generally available throughout much of the area and has been a real game changer for rural homeowners.

Many people who work from home can now obtain a fast enough connection for video meetings, online business, streaming and other everyday needs—even where cable or fiber service is unavailable.

Service still depends on the individual property. Tall trees, steep terrain, buildings and other obstructions can interfere with the satellite equipment’s view of the sky.

Traditional internet and cellular coverage also vary considerably from one address to another. Buyers who depend on reliable internet should:

Confirm which providers serve the address.
Test cellular reception at the property.
Check for trees and terrain that could obstruct Starlink.

Peachcrest Road has long been associated with local fruit production. There are not as many commercial orchards as there were when we first arrived in the area during the early 1990s, but fresh fruit and other produce are still grown and sold locally.

One longtime example is Columbia View Orchard on South Peachcrest Road. The Nelson family has been sharing excellent local produce for decades.

Depending upon the season, area growers may offer apples, peaches, cherries, pears, plums, berries, vegetables and other locally grown favorites.

Fishing in Kettle Falls and Lake Roosevelt

With the Kettle and Columbia rivers nearby, it should come as no surprise that fishing is an important part of life around Kettle Falls.

The Columbia River forms the upper portion of Lake Roosevelt, creating miles of productive fishing and boating water.

Depending upon the season, location and current fishing regulations, anglers may pursue:

Walleye
Rainbow trout
Kokanee
Smallmouth bass
Whitefish
Sturgeon
Other regional species

The fish populations can be productive, so you may have to be either unlucky or fairly lousy not to catch something.

My truck contained nearly everything else we owned. Riding in the cab beside me was Shasta, our German Shepherd, who was shedding so badly that I spent much of the trip spitting dog hair out the window!

That was my introduction to Chewelah.

Honestly, my first impression was not especially favorable.

Parts of town looked tired and neglected. There were rundown homes scattered throughout the community, and the town did not immediately strike me as a place filled with optimism or opportunity.

But that was then.

During the years since our arrival, I have watched Chewelah transform from something of an unremarkable caterpillar into a beautiful butterfly.

That is why I call Chewelah:

The Town That Isn’t Afraid to Change

Some communities resist change, even when improvements are badly needed.

Chewelah has taken a different approach.

Older homes have been extensively remodeled, replaced or improved. Downtown buildings have received new life. Streets, sidewalks and public areas have been upgraded, while new businesses have brought fresh energy into the commercial district.

The City of Chewelah has adopted plans specifically addressing downtown development, housing, transportation, parks and long-term community growth. It also established a façade-improvement program offering matching assistance for qualifying exterior improvements to downtown properties.

The most important change, however, may be harder to measure.

The community simply feels more optimistic.

Residents are improving their homes. Entrepreneurs are opening businesses. Long-established companies are investing in their facilities, and community leaders continue to look for ways to improve streets, parks, public spaces and the downtown experience.

Chewelah has not erased its history or abandoned its small-town character.

It has simply demonstrated that a small town does not have to remain exactly as it has always been.

The Good

A Revitalized Downtown Chewelah

Downtown Chewelah has developed a welcoming personality of its own.

Historic buildings, locally owned stores, restaurants, gathering places and arts-related businesses help Main Avenue feel like the center of a real community rather than merely another highway passing through town.

Some of the strongest improvements have come from people who were willing to restore and reuse older buildings rather than abandon them. That combination of historic character and modern investment gives downtown Chewelah a distinctive atmosphere.

The city and local organizations have also made downtown revitalization a formal priority through strategic planning, façade improvements and cultural development.

You will not find hundreds of stores or endless entertainment choices.

But compared with what I remember when we first arrived, the transformation is remarkable.

Chewelah City Park and Chewelah Creek

One of the town’s greatest community assets is Chewelah City Park , with Chewelah Creek flowing through it.

It is a beautiful gathering place where residents can relax beneath mature trees, enjoy the water and attend community activities. The park hosts family events, performances, celebrations, vendors and seasonal gatherings that attract people from throughout the surrounding region.

During the warmer months, the Chewelah Farmers Market brings local growers, producers, craftspeople and shoppers together in the park. Depending on the week and season, visitors may find fresh produce, fruit, eggs, meat, baked goods, handcrafted products, arts and other locally produced items. The market has traditionally operated from late spring into fall, although current dates and hours should be confirmed before visiting.

The park also becomes a centerpiece for larger celebrations. Chewelah’s Summerfest activities have included music, food, artists, creek duck races and events spread between the city park, golf course and Mistequa Hotel Casino.

Car shows and other regional events also bring visitors into Chewelah from miles around. These gatherings are more than entertainment. They help local businesses, give neighbors an opportunity to reconnect and remind us that a small town can still offer a lively community calendar.

Local Businesses Still Matter

Chewelah has a growing mixture of locally owned businesses and familiar regional or national stores.

Safeway is the primary full-service grocery store, while discount retailers provide additional choices for household goods and everyday necessities.

One of my favorite local businesses is HICO.

The station is operated by Singh and Sookie, who have built a reputation for friendly service and for working hard to keep their fuel prices competitive.

In a large city, a gas station may be little more than somewhere to swipe a card and fill the tank. In a town like Chewelah, a well-run family business becomes part of the community’s personality.

The local Chamber of Commerce directory reflects a surprisingly broad collection of independent businesses, including restaurants, retail stores, service providers, arts organizations and recreational businesses.

Sety’s Ace Hardware: Rebuilding After the Fire

Sety’s Ace Hardware has long been an important Chewelah business and a local source for hardware, tools, gardening materials and building supplies.

After the longtime store was destroyed by fire, the owners did not simply walk away. They continued serving the community while developing a much larger replacement store.

The rebuilt business offers more merchandise and services than the former location and represents the kind of investment that has helped transform Chewelah.

The Sety family’s decision to rebuild says something important about the community.

A serious setback did not become the end of the story. Instead, it became another example of Chewelah’s willingness to recover, reinvest and move forward.

Schools in Chewelah, Washington

The Chewelah School District provides educational opportunities from the elementary years through Jenkins Junior/Senior High School.

A smaller school system can allow students to know their teachers, coaches, administrators and classmates more personally. School sports, concerts, activities and fundraisers remain important parts of community life.

Families should always investigate the specific programs, support services and extracurricular opportunities that matter most to their children. However, the local schools are an important resource for families considering living in Chewelah.

Healthcare in Chewelah

Chewelah has stronger local healthcare resources than many communities of a similar size.

Providence Family Medicine Chewelah provides family and primary medical care for adults and children, along with women’s healthcare and OB/GYN services.

Chewelah is also home to Providence St. Joseph’s Hospital , which has served the area since 1929.

The hospital provides 24-hour emergency care, acute care, skilled care and important outpatient services. Available departments include diagnostic imaging, laboratory services, rehabilitation and emergency medicine.

People needing highly specialized treatment may still need to travel to Colville or Spokane. Even so, having a hometown hospital, emergency department and family medical clinic is a significant advantage.

That access can be especially important for retirees, families with children and anyone managing ongoing medical needs. It also becomes more valuable during winter weather, when driving to a larger community may be inconvenient or hazardous.

Working Remotely From Chewelah

Chewelah is beginning to attract people who want small-town living while maintaining access to jobs and services in Spokane.

It is not a short urban commute, and anyone considering driving to Spokane daily should carefully evaluate fuel costs, time, winter roads and vehicle wear.

However, some people are willing to make that trade in exchange for a quieter lifestyle, less congestion and the possibility of receiving more house or land for their money.

Remote work has also changed the equation.

Starlink is now generally available throughout much of the region and has made dependable internet possible at many properties that previously lacked useful high-speed options.

Internet service still depends on the individual property. Trees, steep hillsides, buildings and other obstructions may interfere with the satellite equipment’s view of the sky. Cable, fiber, cellular and other internet options also vary from one address to another.

Anyone who depends on internet service should verify coverage and performance before purchasing a property.

Even with those cautions, working from a home in or around Chewelah is much more practical than it was only a few years ago.

Skiing at 49° North Mountain Resort

One of Chewelah’s greatest recreational attractions is 49° North Mountain Resort , located in the mountains east of town.

The resort offers downhill skiing and snowboarding for a range of experience levels. I have always especially enjoyed the tree skiing and the opportunity to explore more natural mountain terrain away from the main groomed runs.

For local residents, having a major ski area nearby is an enormous advantage. It also brings winter visitors through Chewelah, supporting restaurants, lodging, fuel stations and other local businesses.

Conditions, operating days, lift availability and ticket prices vary throughout the season, so visitors should always check current information before heading up the mountain.

Fishing Near Chewelah

The Chewelah area offers excellent access to lakes and other fishing waters.

Popular nearby destinations include Waitts Lake and Jumpoff Joe Lake , along with numerous additional lakes, streams and rivers throughout Northeast Washington.

Depending on the water and season, anglers may find rainbow trout, brown trout, largemouth bass, yellow perch and other species.

Fishing success, of course, depends on the season, weather, water conditions and personal ability.

As I admitted in our Kettle Falls article, the fish may be abundant—but that does not necessarily mean they will cooperate with me!

Anglers should always check current Washington fishing regulations, seasons and limits before heading out.

Wildlife—and Bullwinkle in the Road

The country surrounding Chewelah supports abundant wildlife, including deer, elk, wild turkeys, bears and the occasional moose.

That makes the area beautiful, but it also creates a genuine driving hazard.

One winter night, I was approaching town on a snow-covered county road when I noticed what looked like a large black area where the snow had melted.

As I got closer, I discovered that the “melted spot” was actually a moose lying in the road.

Thankfully, I had enough winter-driving experience to slow down and safely navigate around him.

Crazy Bullwinkle!

Anyone driving in the Chewelah area—especially near dawn, dusk or after dark—should watch carefully for wildlife. Deer, elk and moose do not respect lane markings, speed limits or the fact that you are already late for an appointment.

Golf in Chewelah

Chewelah is also known for the Chewelah Golf and Country Club , located just outside town.

The golf-course community offers a lifestyle that is unusual for a small Northeast Washington town. Buyers may find golf-course homes, building lots and other properties near the course, while visitors can enjoy golfing in a scenic setting surrounded by forests and mountains.

The course and surrounding residential community attract both year-round residents and seasonal visitors.

For someone who enjoys golf, skiing and outdoor recreation, Chewelah provides an unusually strong combination of amenities in a relatively small area.

Lodging and Mistequa Hotel Casino

People visiting Chewelah to ski, golf, attend community events or explore real estate have several lodging choices.

The area now features 4 places to spend the night. including Mistequa Hotel Casino , operated by the Spokane Tribe of Indians, along with established local motels and other lodging options.

The casino and hotel host dining, entertainment and community events in addition to gaming.

You can certainly try your luck at the casino.

However, every time I consider putting money into a slot machine, I hear old Benjamin Franklin growling:

“A fool and his money are soon parted!”

That generally ends my gambling adventure before it begins.

That is manageable for many residents but may frustrate someone accustomed to having every possible store within a few minutes of home.

The Spokane Commute Is Not for Everyone

Chewelah is sometimes described as a potential bedroom community for Spokane workers.

That can work for the right person, particularly someone with a hybrid schedule who does not need to commute every day.

However, the trip is long enough that fuel costs, snow, ice, traffic and time away from home must be taken seriously.

A commute that seems reasonable during a clear summer afternoon may feel very different on a dark January morning.

Winter Is Actually Winter

Northeast Washington receives snow, ice and extended periods of cold weather.

Inside Chewelah, city streets are generally more manageable. Rural homes may require:

Good winter tires
Four-wheel drive
Backup heat
Generator planning

The road toward 49° North and rural roads throughout the surrounding hills can become challenging during storms.

Hitting one with your vehicle is not.

But I have personally watched Chewelah move from a town that appeared tired and discouraged into a community with a renewed sense of energy and possibility.

It truly has transformed from a worm into a beautiful butterfly.

And that is why Chewelah deserves to be called:
